Macy’s and Nordstrom moved out; Google Inc. is moving in.
The tech giant has leased the entirety of One Westside, a redevelopment project at the Westside Pavilion in West Los Angeles that is turning the shopping mall into a 584,000-square-foot creative office campus.
The approximately 14-year lease will commence when construction and tenant improvements are completed in 2022.
One Westside is a joint venture between Hudson Pacific Properties Inc. (NYSE: HPP) and shopping mall company Macerich (NYSE: MAC), with Hudson Pacific owning 75 percent and serving as the day-to-day operator and developer. The company has also developed several office properties that Netflix has leased in Hollywood.
“Google’s selection of One Westside demonstrates the strength of the Los Angeles tech and media industries, and exemplifies the type of creative office space that is in demand from large tech and media tenants,” said Hudson Pacific Chairman and CEO Victor Coleman in a statement. “One Westside also demonstrates Hudson Pacific’s ability to identify and swiftly execute on large-scale and complex investment and adaptive-reuse opportunities to meet that growing demand.”
“Google’s been a proud member of the Los Angeles community since 2003,” added RG Kahoe, real estate project executive for the Southwest for Google (NASDAQ: GOOGL, GOOG). “We’re excited to continue investing in the community as part of Hudson Pacific and Macerich’s adaptive reuse project at One Westside.”
Designed by architecture firm Gensler, One Westside will repurpose the mall’s high ceilings and a multi-level atrium and skylight to allow for natural light-filled interiors. Up to 150,000-square-foot floor plates will provide hyper-flexible open layouts, while 45,000 square feet of expansive exterior terraces and patios with 15-foot wide folding glass walls aim to create a seamless indoor-outdoor environment. The property will also feature a rooftop amenity space with a garden deck and direct bridge access to the Landmark Theatre, Westside Tavern restaurant and in-line retail shops next door.
Construction is expected to start later this year.
